Construction Analyst/Estimator

With 90 years of history, Harkins Theatres is looking for a Construction Analyst/Estimator who will provide budgeting support for multiple projects, including new construction, remodels, and strategic initiatives across the portfolio. The Construction Analyst/Estimator maintains a historical database of costs and provides forecast pricing for future projects.

What You Will Be Doing:

• Performs accurate, thorough and timely quantity takeoffs using takeoff software such as PlanSwift, On-Screen Takeoff, Bluebeam, etc.
• Develops accurate and concise clarifications and assumptions with project team’s assistance
• Attends project site pre-bid meetings, site tours, and post-bid interviews as required
• Performs plan review when required to confirm drawings are consistent with approved scope
• Prepares construction cost estimates for building projects from drawings, outlines, and specifications, including estimates for new structures, built-in equipment, site work, landscaping, and alteration or demolition of old structures
• Prepares construction cost studies for long-range planning
• Prepares comparative cost estimates for each remodel project according to alternate scopes of work.
• Prepares 30-60-90-day reports to project cash flow needs
• Develops accurate and concise clarifications and assumptions with project team’s assistance
• Generates and issues regular project cost reporting against budget
• Provides post-project reporting, indicating budget variances and explanations for each
• Prepares budgets for and tracks department spending for all CapEx and OpEx expenditures
• Researches and recommends alternate materials and equipment to reduce initial and ongoing operational costs.
• Communicates effectively in writing and verbal to vendors, contractors, consultants and employees at all levels.
• Researches and recommends products to maximize available energy rebates through utilities or local/federal governmental programs
• Regular attendance and physical presence at the work site. Travel approximately 10%.
• Must have current auto insurance at all times as well as valid drivers license.
• Completes administrative reports and miscellaneous projects.
• Assists Sourcing team with budgetary inquiries and purchase orders as required.
• Sets high standards for self while maintaining company standards, policies, and procedures to ensure delivery of the ultimate moviegoing experience at all times.
• Maintains a professional working environment while setting a positive and professional example for others to follow.
• Requires bending, stretching, reaching, squatting, twisting, pushing, pulling, standing, walking up/down stairs and on flat/uneven surfaces, lifting up to 25 pounds, interacting with employees and vendors, sitting, typing on a computer, speaking on the telephone, problem solving, and cognitive skills.

Additional Duties

• May assist with administration of online project management system(s).
• Attends team meetings and answers questions from vendors as needed.
• Performs miscellaneous job-related duties as assigned.
• Maintains and updates the procedure manual for this position.

What We Are Looking For: 

• Bachelor's degree in construction management, engineering or equivalent work experience with 3 or more years of preconstruction/estimating and/or operations experience on commercial construction projects, or 7 years of progressive experience in a related field.
• Financial and job costing experience required.
• Strong computer skills including use of bid management software, estimating software, online plan rooms and database applications.
• Proficient in Microsoft Office Suite with advanced Excel skills including formulas, v-look-up, pivot tables, charts and dashboards.
• Advanced Smartsheet knowledge preferred.
• Demonstrates problem solving abilities and awareness of surrounding issues.
• Resourceful and diligent in seeking solutions to problems and adapting to new situations.
• Capable of remaining calm, maintaining flexibility and composure, and using good judgment in elevating situations.
• Able to deal with many projects in various stages and work well under tight deadlines.
• Organized with strong attention to detail and ability to exercise judgment and discretion in maintaining confidential and sensitive information.
• Excellent written and verbal English communication skills. Bilingual Spanish a plus.
• Able to focus and prioritize with frequent interruptions and minimal supervision in a fast-paced environment.
