FACILITIES MANAGER | JOB DESCRIPTION 

 

SUMMARY 

At Magnolia, the Facilities Manager is responsible for maintaining facilities-related equipment, machinery, and buildings and overseeing the Facilities team. This position works from various Magnolia locations in Waco, Texas. It reports to the Director of Properties and has supervisory responsibilities.    

 

ESSENTIAL DUTIES AND RESPONSIBILITIES 

  • Handle multiple internal and externally sponsored projects and daily activities, manage to and meet deadlines, and develop & track plans on how to accomplish departmental goals
  • Ensure that all facility and equipment alarms and system failures are addressed promptly by remaining on-call and responsive on a daily, 24/7 basis
  • Organize, prioritize, and ensure that maintenance requests and repairs are made correctly and in a timely manner
  • Monitor building and material needs, analyze problems with electrical, plumbing, HVAC systems, and determine whether in-house or contract resources are needed for timely resolution 
  • Assign, schedule and supervise the maintenance and repair of buildings, equipment, and vehicles while implementing best practices to increase efficiency and safety of processes
  • Establish and maintain vendor relationships for building and equipment maintenance, obtain repair estimates, and coordinate contract supplier activities 
  • Document processes, organize workflows, create a preventative maintenance schedule, and manage inventory records for all designated facilities
  • Ensure the tracking and submission of expense receipts for Facilities team
  • As requested, provide written estimates for labor and material costs for replacement, repair, alterations and improvements to facility, systems and equipment
  • Review punch lists for all properties weekly and complete walk-throughs of all Magnolia properties, ensuring any issues are corrected
  • Partner with the Director of Properties to review budgets monthly and critique +/- versus AOP for facilities
  • Assist the Safety Coordinator with the management of fire systems and meet with vendors for all required inspections as needed 
  • Work with the Director of Properties on ad hoc projects, regularly informing them of any developments
  • Maintain availability to assist team in immediate response situations 
  • Promote a safe working environment by following safety guidelines and ensuring team compliance
  • Manage, develop, train and coach staff to provide the highest level of individual performance and cross-functional support
  • Perform other duties as assigned

  • Hard skills: Proficiency in construction and general maintenance preferred. Proficiency in Microsoft Office Suite required. Experience with Jira preferred. 

 

ELIGIBILITY QUALIFICATIONS 

  • High school diploma or GED equivalent required
  • 1-3 years of management experience and/or 5+ years of related work experience or a combination preferred
  • Valid Texas driver's license required
  • Must be available to work flexible hours, including weekends, special events, and holidays as business needs require 

 

PHYSICAL DEMANDS 

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel; reach with hands and arms; talk or hear and taste or smell. The employee is frequently required to stand and walk. The employee is frequently required to climb or balance and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 50 pounds. The employee is expected to utilize team lifting techniques when lifting bulky items or items weighing above 50 pounds and up to 120 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. WORK ENVIRONMENT 

While performing the duties of this job, the employee operates in a fast-paced environment. This role routinely uses tools to repair and clean various appliances. The employee is occasionally exposed to outside weather conditions. The noise level in the work environment is intermittent sounds at a level sufficient to cause hearing loss or fatigue. The employee is subject to high temperatures and low temperatures. The employee is exposed to workplace hazards.
