Housing Inspector – Section 8

Department of Health and Human Services

Annual Salary Range: $56,409.60 - $65,665.60

JOB SUMMARY:  Under the direction of the Housing Program Manager, the Housing Inspector – Section 8 performs comprehensive inspections on new units, bi-annual inspections on leased units, and completes follow up inspections on initially failed units. This position inventories repair work needed, follows up on repairs as required by Federal HUD and State regulations. The Housing Program Manager will also maintain effective communication with tenants and landlords.

 

JOB DUTIES:

  • Complete initial inspections for Section 8 participants, following Housing Quality Standards (HQS) and upcoming INSPIRE regulations.
  • Complete scheduled Bi-annual inspections on leased units as well as re-inspections for previously failed units, following HQS standards.  
  • All inspection results must be communicated to Section 8 team by next business day.
  • Maintain communication with landlord partners and tenants in person, via phone call, or email, regarding failed inspections. Collaborate with Section 8 administration support team to ensure repair letters are sent to appropriate parties.
  • Manage HQS and upcoming INSPIRE certification. Attend training and seminars as needed.
  • Participate Section 8 weekly team meetings. Provide data and information for HUD related reporting.
  • Attend outreach events to inform the community of Section 8.
  • Travel within the community approximately 80% of work time.
  • Perform other duties as assigned.

 

Minimum Qualifications:

  • Must be a current resident of the State of Wisconsin
  • Current Wisconsin Driver's License required.
  • Must have a high school diploma or GED equivalent required.
  • At least one (1) years of experience working with families who receive rent assistance is required.
  • Basic level of experience with Microsoft Office programs to include Excel, Word, Power Point, Outlook required.
  • Able to travel within the community up to 80% of the time.
  • Able to lift/carry/push/pull up to 20lbs as needed.
  • Note: The section 8 program is highly regulated, experience working with the Housing Choice Voucher program or for a Housing Authority is preferred.

 

Knowledge, Skills and Abilities: Knowledge of the regulations governing subsidized programs such as HUD; knowledge of work processing applications; ability to operate a personal computer; ability to prioritize and organize workload; ability to determine rental subsidies; ability to effectively communicate in written and oral form; ability to secure confidential information; ability to perform calculations to determine eligibility; ability to work harmoniously and effectively with staff members, government officials, case managers and the general public.
