Join the team at U.S. Facilities, Inc., a leading facility management services firm, as we seek an experienced Maintenance Technician III to take on a crucial role in Culver City, CA. We are looking for someone with a solid understanding of HVAC, elevator maintenance, fire life safety, UPS, electrical maintenance, and PLC controls.

As part of this role, you will be responsible for performing maintenance and repairs with minimal supervision, utilizing specialized tradecraft skills. Your expertise will be crucial in maintaining vital mechanical and electrical systems, including those providing the building with heat, power, ventilation, air conditioning, and refrigeration, as well as other essential environmental systems.

DUTIES:

  • Access door and overhead door repair/adjustment as required.
  • Partner with contractors and vendors as needed for the effective and safe accomplishment of maintenance and specific scope of work.
  • Adjust doors and closers, repair T-bar drop ceiling grid and replace ceiling tiles.
  • Conduct periodic general preventative maintenance on mechanical, electrical, HVAC and plumbing systems, this involves normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, belts, etc.) and periodic testing of the equipment.
  • Troubleshoot, repairs & maintenance on mechanical, electrical, HVAC and plumbing systems.
  • Clean and prepare equipment for inspection; make periodic inspections of all mechanical and electrical equipment and systems as established by the facility operational procedures; repair or replace broken or worn machinery parts.
  • Oversight and coordination of lighting repairs, adjust timers, time deficiencies, etc.
  • Maintenance and repair of water distribution; including all sinks, toilet bowls, supply lines, drains and water lines.
  • Oversight and monitoring of roof equipment, including but not limited to providing roof access to vendors/contractors.
  • Monitor fire life safety equipment including but not limited to review of maintenance log,
  • reporting of deficiencies etc.
  • Be familiar with and confirm fire panel’s function, including supervisory, monitoring, etc.
  • Must comply with work order system to include interpreting work orders, performing work requested, and completing work orders per instruction.
  • Maintain operating logs on all equipment; record and report all faults, deficiencies, and other unusual occurrences.
  • Perform all duties in a safe manner, follow all safety procedures, and maintain a clean work area.
  • Comply with all company policies and procedures and adhere to company standards.
  • Must be a team player committed to working in a quality environment.
  • Must be flexible in work schedule to work weekends when needed.
  • Willingly perform other miscellaneous job-related duties as requested.

 

Minimum Requirements: 

  • High school diploma or demonstrated equivalent.
  • Experience with managing and supporting maintenance of elevators, fire life safety devices and UPS.
  • Troubleshoots and repairs electrical (24V-480V) and PLC control systems Troubleshoots hydraulic and pneumatic systems.
  • 5 + years of experience Industrial Facility Maintenance, Industrial HVAC.
  • Strong knowledge of service request/work order procedures and required time management to work within CMMS.
  • Available to work weekends and off-shift.
  • Ability to work in an aerial lift or scissor lift at heights up to 30 feet or higher.
  • Work independently and as part of a team, requiring strong communication and interpersonal skills.

Physical Requirements:

  • Some tasks will require repetitive wrist movement.
  • Some tasks will require the ability to walk extensively throughout facilities during a workday.
  • Requires the ability to climb extension ladders, roof ladders, stepladders, and stairs as needed during a workday.
  • Requires the flexibility to bend/stoop, squat, kneel, reach/stretch, and move in a 90-degree fashion during the workday.
  • Requires ability to read and understand the information contained in a variety of documents or displayed on a computer screen.
  • Requires ability to use a variety of office equipment and to operate a computer keyboard to access databases, to send/receive messages, and to prepare documents.
  • Requires ability to attend meetings throughout the site and potentially travel to other U.S. Facilities, Inc., customer and/or vendor locations in the area, as well as some air travel to more distant locations.
  • Requires the ability to communicate with others on the telephone and in one-on-one or group discussions, meetings, and presentations.
  • Demonstrated fluency in computer use including the full office suite.
  • Requires the ability to lift 50 lbs.
  • Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

 

Special Requirements:

  • Wear composite toe safety shoes, safety glasses, gloves, hard hats, and other personal protective equipment as needed.
  • Cope with demands (stressors) that are associated with the job and/or the work environment so that acceptable levels of performance and overall contribution are maintained.

 

Preferred Qualifications

  • Preferred maintenance experience in one of the following trades or demonstrated equivalent combination of education and experience: Industrial Facility Maintenance, Industrial HVAC/ Industrial Mechanical Machine Repair, or Automotive Repair
  • Knowledge of drywall, patch, and paint.
  • Knowledge of electronic door locking mechanisms.
  • Knowledge of facility mechanical systems such as heating and ventilation, plumbing, conveyors, and reverse osmosis systems.
  • Knowledge of machinery and equipment such as pumps, motors, gearboxes, supply and exhaust fans, power transmission components, cranes, hoists.
  • Experience in operations and maintenance in an industrial, large commercial, or logistics distribution environment.
  • High attention to detail.
  • Good verbal and written communication skills.
  • Friendly, cooperative, customer service-minded attitude; team player.
  • Ability to work with little or no direction at times.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Commitment to maintaining a safe work environment, including applying proper safety practices and following procedures while performing maintenance tasks.

  • Aerial Lift
  • Lock Out Tag Out
  • EPA 608 Universal
  • CPR/AED

 

Other Attributes:

  • Must be willing to work overtime when required.
