Maintenance Staff

The Maintenance Staff, will be responsible for preforming preventative, predictive and routine maintenance tasks. Troubleshoot issues, repair failures of production and facilities equipment, and ensure maximum equipment efficiency and effectiveness.

Position Responsibilities

• Perform preventative maintenance following specific company instruction
• Responsible for maintenance and repair
• Maintain inventory controls for cost effective operations
• Complete and coordinate special projects as directed by the Senior Property Manager
• Install light bulbs, doors, cabinets, paneling, Formica, carpet and bulletin boards
• Responsible for upkeep and change of air filters
• Maintain a professional courteous manner with all students, guests, residents, contractors, vendors and staff
• Monitor and maintain all buildings as assigned
• Complete grounds work as assigned which may include trash etc
• Assure safety standards comply with all company, local, city, state and federal guidelines
• Assist in monitoring all work being performed by outside contractors and vendors
• Responsible for 24 hour emergency maintenance service as scheduled
• Carry radio/pager/cell phone as required for on call maintenance
• Alert the Senior Property Manager of any unusual occurrence and or damage
• Adheres to all company policies, procedures and business ethic codes
• Other duties as assigned

Knowledge, Skills and Abilities

• HVAC experience
• Valid Florida Driver’s License or the ability to obtain one
• Ability to estimate, order and price materials for work assignments
• Ability to read and interpret blueprints, sketches and schematics
• Ability to calculate amounts of materials needed and to measure materials for installation
• Ability to lift, move, stack, store and protect tools, equipment and materials
• Ability to utilize chemical materials properly and safely
• Knowledge of OSHA guidelines regarding safety
• Knowledge of lighting fixtures
• Knowledge of local/state/federal building, plumbing, installation, etc codes to perform building maintenance and repair work which will meet code requirements.
• Knowledge of heating, ventilation and HVAC codes to perform installation, maintenance and repair
• Basic electrical principle understanding
• Basic knowledge of plumbing systems and operations
• Ability to operate equipment including heavy equipment
• Computer proficiency

Physical Demands and Work Environment 

• Ability to work flexible hours to include nights, weekends and holidays is required
• Ability to lift, move, push and pull equipment or boxes in excess of 40 lbs.
• Must be able to handle outdoor temperatures for a reasonable period of time
• Must be able to move around campus which includes gym, turf, fields, stairs, etc.
• This role is considered essential and may be required to work during weather emergencies or business closures in order to meet operational requirements
