Who We Want

 

L+M Development Partners (LMDP) Inc. is a mission-driven company, and we are seeking an experienced professional to join our team as the Senior Health & Safety Manager. The Senior Health & Safety Manager will play a critical role in driving alignment across the company (business lines and departments) and supporting our company strategic initiatives.

Reporting to the Director of Insurance Risk Management, working closely with the Senior Team and all Business Line and Department leads. The ideal candidate must be highly organized, possess strong interpersonal and communication skills and consistently be able to prioritize and manage multiple deadline-driven projects. You are willing to roll up your sleeves and are a strategic self-starter and humble, willing to ask questions, work independently, and value the team. You are not only able to identify and evaluate issues, but you’re able to develop and implement a plan, and then measure progress.  The successful candidate will be a critical thinker and a data-driven professional who is comfortable communicating results in a way that others can understand. 

What You'll Do

 

 We are seeking an individual who has knowledge and experience in Residential Property Management Risk Control concepts and techniques. This individual will have skills to address and minimize risks to residents, risks to staff, and risks to the general public. The qualified individual should have experience in identifying and controlling exposures to liability losses, property losses and employee injuries. In addition, this individual should be able to respond to emerging issues such as threats raised by infectious diseases, natural hazards, and micro-mobility devices, as examples.  

 

Also desirable is someone who has experience in the insurance industry and/or property management. This individual should understand various Lines of Business (Workers’ Compensation, General Liability, Property, and others). The qualified candidate should be able to interact with insurance carriers, respond to loss control recommendations, and take advantage of insurance carrier risk control services. Experience with both “General Industry” and “Construction” regulations and safety programs is a plus.

 

The Senior Health & Safety Manager should be able to read and interpret loss runs, to better identify accident trends and loss leaders. The candidate should be able to prepare reports and loss exhibits that clearly summarize accident trends over time – using tables, graphs and charts in Power BI, Word and Excel.

 

The Senior Health & Safety Manager should be able to develop and deliver to our residential properties’ various safety and loss control programs that will help building managers reduce / minimize the frequency and severity of claims. Some of the more common safety and loss control programs that we address include:

  • Written Employee Safety Programs – Policies and Procedures; Return-to-Work, Employee training.
  • Accident Investigation Techniques and Training.
  • General Liability Loss Control – Preventing Slips, Trips, and Falls; Life Safety considerations.
  • Property Protection – Inspection, Testing, Maintenance of Sprinkler Systems; develop Disaster Recover and Business Continuity plans; Natural Hazard Preparedness.
  •  Construction Safety Programs – Tenant Protection Plans.
  • Residential Security Programs – proper security of doors, use of CCTV, etc.
  • Claims Management – Accident Investigation and Reporting, OSHA Recordkeeping.
  • Regulatory Compliance – NYC DOT, NYFD, OSHA regulations; NFPA Regulations.
  • Periodic Communications to property management and operations teams.

The successful Senior Health & Safety Manager understands the importance of having a good mix of technical and people skills. Developing trust and a personal relationship with building managers is as important as having a high degree of technical expertise. Through this partnership the role will seek to drive change with loss control techniques to minimize claims.

 

The Senior Health & Safety Manager should be competent and familiar with current technology – use of Word, Excel, and PowerPoint programs, use of the internet to access carrier websites, conduct research, access safety libraries, and the like. The ability to use webinar programs such as Microsoft Teams and Zoom has become a critical aspect of doing day-to-day business.

 

The Senior Health & Safety Manager is expected to regularly visit properties to identify hazards, make recommended corrections and follow up on the execution. This aspect will consist of most of this role’s time. These visits may be to accompany carrier risk control representatives on underwriting surveys, to meet with building management to discuss opportunities for improvement, or to visit sites with construction activities to help correct unsafe work practices. The role will also review risk control recommendations from insurance carriers and assist local building management in responding in an appropriate manner. Currently we manage over 400+ Building and 20,000+ units.

 

What You Bring

 

  • Earnest and sincere commitment to LMDP’s mission and core values.
  • Bachelor’s degree in Occupational Safety Management or related discipline or in lieu of degree, significant relevant loss control and/or safety management experience.
  • ARM, ASP, ALCM, CSP and/or other safety related designation preferred.
  • Certification from the National Apartment Association or the Institute of Real Estate Management is a plus.
  • Strong working knowledge of OSHA, DOT and NFPA standards is necessary.
  • Knowledge of loss control strategies related to general liability exposures and controls, fleet safety programs, property inspections, fire prevention, general liability, etc.
  • Knowledge of DOT, NFPA, ANSI and Industrial Hygiene Practices.
  • Effective Communicator, both in person and written.
  • Bilingual is desirable.
  • Experience working in development, property management, and/or construction is preferred.
  • Active listening and empathy.
  • Time management and organizational skills.
  • Attention to detail.
  • Excellent communicator.
  • Proficiency in MS Office Suite, Outlook, OneDrive, SharePoint, etc.
  • 5+ years of experience with insurance loss control and/or safety management.
